Friendly Neighbor Reminder: Wearing a Mask
In recent days I have received a few concerned calls about residents not wearing masks in the common area of the association. Coral Tree Plaza has done a fantastic job of adhering to county guidelines and the rules in place that protect residents from the spread of COVID-19. The community is made up of all different age groups, health conditions, and more. If you are not in the high-risk group, please respect those that are at high risk for COVID-19. The best way to be a good neighbor and respect those who may be at higher risk is to wear a mask anytime you are not in your unit. Please keep your mask on when in the elevator or anywhere in the common area.
Dog Waste:
For the past week and a half, we have been finding dog feces in the lobby of the East building during the day and early evening. Maria has been cleaning this up as soon as it is found. However, I would like to remind owners that it’s important to clean up after your animal. Please do not allow your animal to relieve themselves in the lobby. The dog run is a perfectly acceptable place to allow your animal to go. It is not pleasant for Maria to clean up dog feces in the lobby, and that should not be a daily task that she does.
Garage Water Leak:
Thank you to all of the concerned owners who notified Justin and me about the leaking water down in the garage on P2 and P3. Upon discovering that there was water coming in from the garage, Justin tracked down the source. The water leak is coming from a break in the irrigation line somewhere between the tennis court and the West building. On Wednesday this week, Landcare Logic inspected the irrigation line but were not successful in identifying the location of the leak. We suspect that the leak is somewhere in the buried irrigation line. I will be working with our landscaping company to identify just where the leak is and making repairs as necessary.
Monthly Statements:
Back in the fall of 2019, the Board of Directors decided to remove paper statement mailing. This decision was made to cut costs on printing and mailing the statements out. Instead of mailing out the statements to all owners, emails would be sent. Each owner now receives a statement in their email every month, detailing their current balance. Additionally, if you would like to know more about your account, the resident portal is available 24/7 online. From the portal, you can submit payments online, set up automatic payments, submit work orders, and check your statement, access association documents, and more.

Maintenance Update:
This week Justin, Victor, and Antonio inspected the shower cartridges of several units in the lower zone of the West building. They checked the valves and cartridges, took photos, and sent the documentation over to Cornerstone so that we can continue pursuing the ongoing plumbing issues. Additionally, Justin worked with Pipe Trades to restore hot water to the B stack from the water shut off on Wednesday.
