Friendly Neighbor Reminder: Common Area Emergency Rules  

This week, the Board of Directors voted to enact emergency rules that relate to the common area amenities including the pool and tennis court. Given the recent disregard for social distancing and wearing of PPE, the Board decided to enact these rules instead of closing the pool and tennis courts altogether. Please see the signs posted in the elevators, at the pool, or left at your door for the full details. Homeowners or tenants who do not adhere to these rules are subject to the discipline laid out in the CC&R’s. 

PRV Expansion Tank:

The Board of Directors met in Executive session to discuss a variety of issues at the association. During this meeting, they reviewed and approved the installation of a cold water expansion tank to the PRV station under the West building. According to Ivey Engineering, this expansion tank installation will reduce the water temperature fluctuation that homeowners have been reporting. The approval of this project was sent to the Pipe Trades service department. Parts have been ordered and are expected to come in 7 days or less. As soon as the parts arrive, I will work with Pipe Trades to schedule this work. Please note that to install the expansion tank, a building-wide water shutdown is required. I will send out more details as we get closer to the date of installation. 

Above Ground Parking:

In recent weeks, the above-ground parking lot has been filling up quite quickly, and some cars are even parking overnight in the lot. The above-ground parking lot is for daytime parking only. Guests who are staying overnight should park down below in the parking garage. Homeowners are not to use this parking lot. Additionally, some homeowners require around the clock medical care, their caregivers need to be able to access the above-ground lot. If you are parking in the above-ground lot, you may be taking away a parking space from a caregiver who needs to access the property. Please be considerate of those around you and park in your assigned space down in the garage.

Trash and Recycling Update:

This week the Board also approved a contract with Global Disposal. Starting next week, Coral Tree Plaza will begin working with Global Disposal. They are a service that works with Waste Management and associations. Global will work closely with Coral Tree Plaza to limit the trash crossover into recycling. Global also offers a few additional services. These services include two free bulk item removal trips and one electronic waste pickup per year. 

Maintenance Update:

This week Justin, Victor, and Berna completed a few different projects and also started a few new projects. Victor began polishing and applying a protective coat to the aluminum fences and railing at the pool, he also replaced several old and broken hose bibs around the property. Berna caulked the clubhouse bathroom trim and touched up the paint. Justin and Victor rolled out and put up the mesh on the second floor of the parking garage and they also worked with San Diego Mechanical Energy to repair the broken boiler.
