Friendly Neighbor Reminder: Common area etiquette in the time of COVID-19

In addition to the two 15 story towers at CTP, we have a sprawling campus. This means there are many doors, doors handles, push bars, elevator buttons, railings, and more onsite. These are all contact surfaces that we use every day to get around. Right now as COVID-19 is moving throughout the country, we must do our part in taking care of the common areas. Maria is working with PMS to sanitize and disinfect lobby doors, elevator buttons, push bars, etc. on site. As a resident, you have the power to keep this community safe. Be cognizant when using your fob to buzz into the building, prop doors open with your elbow where possible, and follow the guidelines for general safety provided by the CDC (and sent out in the email earlier today). 

Bike Removal – Bike Cage:

This week, Justin and I went down to the bike cage to inspect the new cast iron Pipe Trades installed in the garage. While down in the bike cage we noticed that there are several bikes that are not operational. They are either covered in rust or have flat tires, indicating they are not being regularly used. 

Per the Rules and Regulations, bikes left in the bike cage must be kept in a rideable condition. I have tagged bikes that are not currently rideable. Justin and I will remove these bikes from the bike cage on March 27th if they are not rideable. Please take a moment to go down to the bike cage and inspect your bicycle to see if it has a small white tag with red writing that states “Non-operational”. If your bike has this tag, it must be repaired by the 27th to avoid being removed from the cage. 

April – Coral Tree Plaza GM Leave:

From April 9th to April 24th I will be out of the office onsite for a medical procedure. Kelly Thomson, my Senior Manager will be periodically onsite in the office throughout the two weeks I am gone. Justin our building engineer will continue to work onsite and be available to assist with day to day activities. I will be returning after my leave to resume my position onsite. Kelly and I are working together closely so that she is able to pick up when I leave. The Board has approved this time off and will be looped in on any projects or issues that may arise during my leave. 

Garage Strobe Light:

Yesterday, House of Automation serviced our garage gate. They have installed a brand new high power garage gate opener, new chains, and a new bumper on the garage gate. You will notice it is almost completely silent when opening and closing. Unfortunately while completing the new install, House of Automation discovered that the strobe lights on the garage ramp, are not directly connected to the opener. The strobe lights do not currently signal when the garage gate is being opened or closed. House of Automation will be out to fix this on Monday. Please be patient and extra cautious when moving in and out of the garage on the ramp. 

Maintenance Update:

Justin worked alongside Global Power and Pipe Trades this week to finish up a few projects. Global Power replaced the faulty Automatic Transfer Switch down in the garage, and Pipe Trades finished the remaining cast ironwork, securing the new cast to the walls. In addition, Justin painted the West P1 elevator lobby in the garage, replaced broken and old lights on the promenade, brushed out standing water from the garage, and put a temporary patch on a drain leak in the garage.
