Happy December everyone!
Neighborhood Reminder: Property Damage
This week one of the Coral Tree Plaza residents pointed out to Victor and me that there were some crude markings on the retaining walls of the planters behind the clubhouse next to 6th avenue. I wanted to take a moment and ask residents to remind all their guests to be respectful of the property and common area at the association. Thankfully Victor was able to remove the drawings with relative ease. But I would encourage all residents to speak with their guests and keep a close eye on any younger guests who may be wandering the common area. Coral Tree Plaza is one of the older buildings in San Diego that to this today remains in good condition; please help us keep it that way.
Bulk Trash Pickup:
If you are like me, perhaps you spent this year decorating and redecorating your unit and then one more time redecorating for good measure. Because we spend all of our time inside we want to perfect our space. Right? Well now that your space is perfected, you might have four extra sets of old damaged dining chairs. So spring cleaning is coming early this year! I have scheduled a bulk dumpster to be dropped off at the property next week on Tuesday morning. The dumpster will be rolled out to the above-ground parking lot for one week at which point you may dump your trash. If you have something too big to lift into the dumpster, please do NOT attempt to lift it. You can leave the item next to the dumpster, call the onsite office, and Victor will toss it into the dumpster.
Please note two very important details.
One- Under no circumstance is this dumpster to be used by contractors who are working in units. The dumpster is for the use of residents who have large old trash items that need to be tossed.
Two- Please do not throw away and electronic waste items. So old phones, computers, TVs, etc. need to be recycled in a very specific way. I have scheduled a bulk pickup for e-waste items and that is coming later on this month, I will notify the community when the time comes.
Fire Safety Panel:
As you all know, last week we were placed on Fire Watch by the City of San Diego. This was because there was a trouble signal light on the fire panel in the West building. A&D Fire Life Safety came out to test the fire panel and see what was causing the trouble signal. During this inspection, we discovered that all of the fire alarm pull stations, fire horns within units, and elevator safety recalls were intact and functioning correctly. After reporting this to the fire marshal we were removed from the fire watch list. The trouble signal was coming from the old panel running out of power supply. Rather than searching for a new power source control panel which is no longer manufactured, the decision was made to transfer all the fire panel circuits to the new fire panels already installed. This does mean that A&D will be re-routing pull station alarms and in-unit alarms over to the new fire panel. Ultimately this is a safer and more efficient means of locating a fire in the event of an emergency. Previously we were not able to detect which floor was signaling the alarm. With the new panel, we will be able to tell which building and which floor the alarm is coming from. This transfer over is going to happen with both the East and the West building.
Promenade Etiquette:
On Thursday, Governor Newsom announced new shelter in place orders. San Francisco has already gone into another lockdown. As the community faces another stretch of staying on campus, it’s important to keep a habitable environment for everyone. If you are out on the promenade visiting with others and lounging in the pool furniture, please face the furniture towards the canyon. Sound travels so easily to all of the Southern facing units, so any conversation you have will go right into the living room of the lower-level units. If you are taking advantage of the promenade, please also take phone calls directly and not over speakerphone.
Water Pressure / Temperature:
It has been some time since I received any feedback from owners about water temperature and pressure issues. After the rebuild of the automatic control valves, most if not all issues with the water stopped. That being said, if you are still experiencing issues with either your water pressure or water temperature. Please contact me so that we can investigate and find out what is going on with your system and correct the issue.
