Happy Turkey Week Everyone!
Neighborhood Reminder: Janitorial Work
Maria is a highly valued member of our team. Maria has the most ground to cover in cleaning out of all of her colleagues. Coral Tree Plaza has a lot of property and therefore a lot of cleaning to do. She works so hard and does it all with a smile. So I want to take a moment to appreciate Maria but also ask each owner to please do your part in keeping the community clean. This week we found a whole mess of confetti out on the promenade, we also found unbroken down pizza boxes by the clubhouse trash can but not even inside the trash can. Please be considerate when coming and going throughout the property and when on your balcony. Leaving small messes everywhere takes Maria away from cleaning high traffic areas.
Fire Watch Update:
The West building will continue to be on fire watch through the weekend. A&D fire will be coming out on Monday morning to test the fire alarm panel in the West building and to ensure that it is fully operational. Once we have this final test from A&D we can submit a request to the fire department to lift the fire watch. During the test of the fire alarm system in the West building, the power will be shut off to the building and the backup generator will power the building for a portion of the test. We will also need to test the horns in units so please be aware that there will be noise during the test. We are going to begin the testing process at 8:00 am. Alarms may not sound right at 8:00 am but we will be starting the testing process. As a reminder, when the backup generator is powering the building, only one elevator is operational.
Thanksgiving Onsite Schedule:
Next week the onsite team will be working Monday through Wednesday. Thursday we will all be off and on Friday we will be on call for any needs at the property. Please reach out to me via email for any non-emergency related items on Thursday and Friday next week.
Callbox:
Recently non-residents have been trying to enter the building by calling owners from the callbox and saying that they are locked out. As a reminder, please do not buzz anyone in who is not a direct guest of yours. FedEx, UPS, USPS, water delivery, and newspaper delivery services all have key fobs to get into the building. Amazon delivery drivers need to call the unit that they are delivering to so that they can access the building. If you receive a call on the callbox from a person you do not recognize and they are not a delivery driver, please do not buzz them into the building.
Budget Approval and Reserve Study Approval:
This week on Monday night, the Board of Directors had the opportunity to meet and review the 2021 proposed budget and the 2020 reserve study. After a thorough review, the Board approved both the reserve study and the budget. A packet of the two documents is being printed by Action’s production team and will be sent out to each owner in the coming days. Once you have received your packet, if you should have any questions please do not hesitate to reach out to me. I would be happy to meet and go over the documents.
Thanksgiving Drain Etiquette:
This will be the last Friday update I send out before Thanksgiving next week. So I would like to once again capitalize on the opportunity to reach out to the community and request that everyone takes great care with the kitchen stack waste lines next week. Thanksgiving is a meal that typically comes with a good amount of cooking, meaning grease drippings, starches, gravy, and so on. These are items that absolutely should not be put down the drain. Grease that is still hot will cool down in the drain and congeal, causing a blockage in the line. Please remember that most food waste needs to be thrown away in the trash and not in the garbage disposal.
