Neighborhood Reminder: Watch Your Stacks
At the beginning of the year, the Board had approved to jet the kitchen stacks of each unit. The
Clearing of the kitchen stacks was scheduled for late March. The pandemic hit and the work was indefinitely held for the safety of the association. The Board and I are working with various plumbing companies to find what is the safest way to clear the kitchen stacks with as little interaction in each unit as possible. The kitchen stack clearing is likely to be done in 2021. So please remember that there are certain things you can do to prevent a backup in your kitchen stack. Please refrain from putting any of the following items down your kitchen sink to prevent backups:
-Coffee grounds
-Pasta
-Chicken or fish bones
-Oatmeal
-Nuts
-Onion skins
-Eggshells
-Trash
-Pumpkin or vegetables with fibers
-Potato peels
-Fruit pits
-Cleaning Chemicals (harsh industrial-grade cleaners)
-Paint
-Corn husks
West Lobby Door Repairs:
Earlier this week several residents began reporting to me that the inner lobby door paddle was not latching correctly. Vortex doors came out to service both the front entrance and inner lobby door. They have been able to eliminate the squeaking in the front lobby door and get the inner lobby door to start latching again. I will be working with Victor and Vortex doors to examine the lobby doors in both buildings to see if they need to be serviced and/or replaced. Thank you to all who gave me a heads up on this earlier this week.
Generator Monthly Testing:
Today at approximately 3:30 Victor will be running the generator for 30 minutes for the monthly generator test. We run this every month to be in compliance with the Air Pollution Control District and to also ensure that the backup generator is working without any issues. The generator has an exhaust vent that leads from the Hobby Shop directly out into the canyon. Often when the generator is running for its test, the exhaust from the test pouring out into the canyon can look almost as if it’s smoke and there is a fire. Please do not be alarmed, this is merely a test of the generator.
Elevator Brake Repair:
As a reminder to everyone in both buildings, we will be servicing the elevators in both buildings on Monday and Tuesday next week. The elevator repairs will be during the morning. In recent months, I have had to call out 24 Hour Elevator on multiple occasions because the brake monitoring device servicing the building elevators is not working correctly. The system in place is older and the bolts on the device have been breaking off, which stops the elevator from moving and requires a service call. The Board has approved to install new monitors in the elevators ultimately cutting down on the service calls needed and the cost associated with them. So if you are leaving in the morning on Monday or Tuesday, please be aware that there will be only one elevator operating at a time.
