Friendly Neighbor Reminder: How to maintain a happy and healthy kitchen sink
As some of you may know, the Board of Directors approved to snake and jet the kitchen stacks within both towers and the parking garage. This is preventative maintenance to keep the pipes clear and to stop them from backing up into kitchen sinks. The association is working on preventative maintenance, but you can help with your part as well. Here are some common foods and how to dispose of when it comes to your garbage disposal and kitchen sink.
Garbage Disposal:
Coldwater- hot water can overheat your garbage disposal, make sure you are only using cold when running the disposal.
Small scraps- small food scraps from dinner can be disposed of, no big pieces!
Cooked veggies and meat- so long as they are small pieces, no bones or stringy veggies, they can go through the disposal.
Trash (NOT GARBAGE DISPOSAL):
Bones, fruit pits, and small pebbles- believe it or not sometimes folks will throw away sweepings from the kitchen floor. Please put this in the trash, it does not belong in the garbage disposal.
Grease/Oils- grease and oils may seem like a safe option to pour down the sink when in reality it is very bad for the septic system, it will clog your line and gum up the blades of the disposal.
Pasta or Rice- Pasta and rice can expand when put down a drain. It can expand even if it has already been cooked.
Stringy vegetables- veggies like celery or asparagus can wrap around the blades and stop them from spinning.
After the special assessment to re-pipe the building, it is so important that the association take care of the new pipes and maintain the work that was done.
Automatic Transfer Switch Replacement:
Previously in November, the Board approved to replace the automatic transfer switch in the garage that operates the West building and clubhouse. The work had originally been scheduled for December. During a job walk before the work, Global Power discovered that several major components of the West building ran through the automatic transfer switch, so they needed to come up with a plan to keep these components running during the transfer switch replacement.
Global Power will be replacing the ATS on Thursday, March 12th starting at 7:00 am. The elevators will be down for approximately 30 minutes while the backup power is restored to the elevators and the transfer switch is shut off. 24 Hour Elevator will be onsite during the work to make sure the elevators are working properly. Please note that this does mean that the West building elevators are not going to be operating for some time Thursday morning at about 7:00 am.
Recycling:
I want to take a second and thank all the residents who have made a concerted effort to work on their recycling habits. It is important not only for the environment but also for Coral Tree’s bottom line. What some folks may not realize is that CTP gets charged $9.00 per recycling bin, per pickup whenever contaminants are found in the recycling. Contaminants are non-recyclable items that contaminate the recycling and force Waste Management to take everything to a landfill instead of a recycling center. Please take a moment and familiarize yourself with what should and should not be recycled. Helpful guides have been posted at the recycling stations in the garage. The number one contaminant that we are finding is garbage bags. If you take the recycling down in a garbage bag, empty the bag into the recycling bin and then take the bag with you. Justin, Maria, and I have had to pull out trash from the recycling every day to reduce the charges CTP gets every week. But we cannot keep up, we need your help to change the recycling habits of the community.
Maintenance Update:
This week many of you have noticed Pipe Trades in the garage. They are replacing old and cracked cast iron. ProTec has been working alongside them this week as well. In addition to the cast iron work, ProTec has finished painting the East P1 elevator lobby, assisted with the replacement of the rubber kits on the backflow, drained down the building for the gauge repair on the PRV station, moved the planters out front to the exhaust fan towers, and cleaned out all of the old plywood from the storage rooms sitting on top of the cages.
