Friendly Neighbor Reminder: Bike Thief 

It has been recently reported that a bike thief has been working their way through Hillcrest again. A resident reported this to me and I also received a warning from a neighboring high rise manager. So please be extra vigilant. Remember to wait and watch the gate close all the way when entering the garage. Do not allow strangers into the building, instead kindly remind them that they are free to use the callbox to access the building. Lock your vehicles and do not place any valuables on the seats, this can be seen as an open invitation to perpetrators. 

Temperature Fluctuation Update:

On Thursday, ProTec Building Services, Ivey Engineering, Pipe Trades, and Action Property Management once again met onsite to discuss the temperature fluctuations that homeowners continue to experience in the building. After discussing the persistent issues at hand, we walked both the East and West buildings. Once the inspection of the circuit setters within the buildings was complete we went down to inspect the pressure regulator valves (PRV) in the garage. Ivey Engineering has installed equipment to collect data all next week on the PRV stations. This equipment is going to measure the temperature fluctuation in the buildings Ivey believes that once they gather this information, they can come to us with a solution for the ongoing temperature fluctuations that homeowners continually deal with. I will send out another update once Ivey Engineering has given me an analysis of the data they are collecting. 

Full Building Water Shut Off:

Two major repairs must be made at the building which requires full building water shut off. Instead of having two separate shutoffs, we will only do one! On Wednesday, March 4th from 9:00 am – 3:00 pm there will be no water available at the building. Pipe Trades must repair a valve on the hot PRV station. Pacific Backflow must replace the rubber kit in the backflow device out front of the building. Please plan accordingly as the water will be unavailable during the full duration of the time previously mentioned. 

Gym Equipment – Now User-Friendly!:

As some of you may have seen, there is a certified personal trainer among us! This individual has worked hard to make the CTP gym user-friendly. More specifically he has worked to create user manuals for the cardio equipment in the gym. Have you ever used the elliptical before? No problem if you haven’t. Because Bob Taylor has got your back. If you have time for a quick jog on the treadmill or a long bike ride on the cycle, stop by the gym and check out the user manuals. 

Get Your Civic Engagement On:

You heard it here first. Super Tuesday is THIS upcoming Tuesday. Hard to believe we are already done with February, but time flies when you’re busy trying to fast forward through unending political ads. Please remember that on Tuesday, March 3rd the clubhouse will be opened up to the community as a local polling station. Yoga will be canceled due to the use of the clubhouse. The polling staff will be onsite as early as 5:45 am and working until 9:30 pm. There will be many non-residents coming and going on that day. So if you see any unknown faces wandering around the lobbies, please direct them to the clubhouse if they are coming to vote. 

Maintenance Update:

Next week I will be working with ProTec and Action IT to put together a small slideshow on the Www.coraltreeplaza.com website that features many before and after photos of the maintenance completed at the property. Until then I can give you a quick snapshot of work completed this week. This week Justin, David, and Berna exercised all of the plumbing valves in the building, started creating a comprehensive fire safety maintenance schedule, tested a new paint color in the elevator lobby of P1 East, added additional grip tape to the garage stairs, painted above-ground parking lines, painted garage parking yellow lines, and installed a new motor in the chiller room exhaust fan.
