Friendly Neighbor Reminder: Recycling
Once again the association has received notice that the recycling bins picked up at Coral Tree Plaza contained contamination. This brought another charge to the association. I will be creating helpful signs to post above the recycling bins as a guide to homeowners when recycling. In the meantime, please review the following Do’s and Don’ts when recycling:
DO:
Do recycle all empty plastic bottles, cans, paper, and cardboard.
Do keep foods and liquids out of recycling.
Do keep plastic bags out of recycling.
DON’T:
Don’t bag your recyclables – plastic bags and film get tangled in the machinery.
Don’t include food-soiled items – they can turn an entire load of recycling into trash.
Don’t add sharp or dangerous materials like needles and electronics – they can cause injury to workers.
Don’t toss in “tanglers” like rubber hoses and wires 0 they can shut down an entire recycling center.
Don’t include bulky items like propane tanks or construction debris.
Fire Alarm Testing: Wednesday, January 29th
It is once again time for the semi-annual fire alarm testing at Coral Tree Plaza. As many residents know, this is a safety precaution that we undertake two times a year to ensure that the fire alarms are working and we are in compliance with the fire code. The testing will be on Wednesday, January 29th from 9 am to 5 pm. The West building will be tested in the morning and the East building will be tested in the afternoon.
Clubhouse Flood:
As many residents saw from my email earlier this week, the clubhouse incurred water damage from a urinal stuck in the flushing position. This caused water damage to the walls in the bathrooms of the clubhouse. Rarefied Air tested the walls of the bathroom and the tile for asbestos and lead, these tests came back positive so there must be an abatement process on the bathroom. The work to open up and dry out the bathrooms will begin early next week. Until the bathrooms are fully functioning and they are cleaned of any hazardous materials, please limit clubhouse use. I am available by phone and email for anything you may need.
Maintenance Update:
This week Justin our building engineer worked with Pro-Tec on a few different projects throughout the community. The fire hose cabinets on many floors were painted red. Grip tape strips were added to the stairs in the East and the West stairwells for safety. The damaged stucco on the cooling tower exhaust was removed, the concrete was leveled, and painted. Further repairs will be made to the exhaust towers in the future.
Upcoming Repairs:
At the Board meeting on the 15th of January, the Board authorized various repairs throughout the property including replacing the damaged cast iron in the garage, replacing the motor for the garage gate, removing a ficus tree from the front of the building, and replacing the cooling system to the backup generator. As these repairs are coming up, I will notice the community about the scheduled work.
