Weekly Update – Friday February 16, 2024
PRESIDENTS DAY – MANAGEMENT OFFICE CLOSED
The Management Office will be closed on Monday, February 19, 2024 in observance of Presidents Day.
CHILLER COMPRESSOR #2 REPLACEMENT
The time is finally here! San Diego Mechanical Energy is scheduled to replace the failed chiller compressor #2 on Tuesday February 20th & Wednesday February 21st. Please be advised, during the two days required for removal and installation, the chiller system will not be operational. This means water will not be circulating through the chiller system to provide AC to your exclusive usage HVAC system within your unit until the repair is complete.
DUMPSTER NOTICE
Global Disposal and Coral Tree Plaza have been able to schedule a large dumpster that will be dropped off on Monday, February 26th and picked up the following week on Monday, March 4th. The dumpster is going to be placed on the parking apron between both towers.
When dumping items, you are no longer interested in using, please make sure you are throwing away the correct material. The association will incur costs if the wrong materials are dumped, please refrain from throwing away items such as electronic waste (old phones, computers, tv, etc.), paint cans, or any related hazardous materials.
Management will schedule a separate day for Electronic Waste dispose.
SAVE THE DATE!!! – LEAP YEAR EVENT – THURSDAY FEBRUARY 29, 2024
The Social Committee has been actively working on planning a Leap Year Event for the residents of Coral Tree Plaza and is scheduled to be held on Thursday February 29, 2024 at 5:30PM – 7:30PM in the Clubhouse. Please mark your calendars and SAVE THE DATE!

ELEVATOR CABIN OPERATING PANEL & SURFACE MOUNT REPLACEMENTS
24 Hour Elevator completed the West building COP Panel and Surface Mount installation. 24 Hour will be beginning the installation for the East building on Tuesday February 13th. This project will take two days to complete each elevator and one day to install the surface mounts for the common areas (1 week per building). Each elevator will be out of service for two (2) days until the installation is complete.
East Building: Tuesday February 13th – Friday February 16th
You may ask what is a Cabin Operating Panel and Surface Mount?
Cabin Operating Panel: Panel inside the elevator which contains the floor buttons, floor indicator and alarm buttons.
Surface Mounts: Common area surface mount hall stations (up and down buttons) to call the elevator.
If you have a delivery, move in/out or contractual work scheduled during the install time frames, please contact Management directly for coordination purposes at mcasillas@actionlife.com.
BICYCLES – CAUTION IN FREIGHT ELEVATOR
If you are storing your bicycle inside of your unit, Management asks you to use the Freight Elevator when bringing your bicycle up/down. The purpose of using the freight elevator is to provide you with more room when entering and prevent damage to the interior elevator panels. Any damage to the interior of the elevator panels is very costly to repair / replace, please be on the side of caution when entering the freight elevator with your bicycle. Thank you!
RIGHT OF PASSAGE – INCOMING VEHICLES RIGHT AWAY
When a vehicle is coming from southbound on 6th Ave and preparing to turn right into the garage and at the same time someone is leaving the garage and turning right onto 6th Ave. You may question, who has the right of way?
Per the California Driver’s Handbook (Section 7: Laws & Rules of the Road)
Entering Traffic: When entering traffic, you must proceed with caution and yield to the traffic already occupying the lanes.
A vehicle leaving the parking garage does not have the right of way and must always wait for the incoming vehicle. Please remember, the parking garage speed limit is 5 MPH.

This project will take two days to complete each elevator and one day to install the surface mounts for the common areas (1 week per building). Each elevator will be out of service for two (2) days until the installation is complete.

GARAGE SPEED & HEADLIGHTS (5 MPH)
The speed limit in the garage is 5 miles per hour. Please drive slowly and safely when in the garage, as people may be walking to and from their parked vehicles. Also, when pulling out of the garage please use caution and be mindful of pedestrians and the mirror mounted to the exterior of the garage rampway entrance for blind spots.
Please be mindful of the signage stating, “Incoming Cars Have Right of Way, Slow 5MPH”.

A&D FIRE – FIRE HORN INSTALL (EAST BUILDING / 3635)
Management is picking up where we left off on the Fire Alarm System Upgrade as we have one more part of the project to complete for the East Building.
This project is to replace the in-unit fire alarm horns in every unit and hallway. A&D Fire will require access to each unit a few times throughout the day to ensure the Fire Horns sync with the Fire Panel.
The Fire Horn installation is scheduled to begin at 9AM on Tuesday January 23rd – Wednesday January 24th. A&D Fire will be starting at the top floors and working their way down.
Tuesday January 23rd – Floors 15 – 8
Wednesday January 24th – Floors 7 – 1
If you will not be home during the installation, please notify Management for permission to use the Emergency Key we have on file. This is a very important installation to be performed for the community and would appreciate it if you could send me a message to let me know if you will be home or if I can use the key on file. Please email me at mcasillas@actionlife.com.
EMERGENCY KEY
Do you have an emergency key on-file with Management or has your lock recently been changed? It is very important to have an up-to-date emergency key on file with the building. During an emergency situation, Management may require access to your unit.
