Friendly Neighbor Reminder: Storage Lockers

Please remember to store all items within your storage locker. Within the storage locker areas, there are many items that are not kept within the lockers themselves. This week I went through the lockers and discovered that many individuals have been putting items on top of the cages. Please keep all items within your cage. There are a few different dressers and cabinets in the storage areas that are not within lockers. These are going to be tagged and removed unless they are claimed by this time on Friday next week. The storage lockers are a great benefit at Coral Tree Plaza, but it is important to not overcrowd them or store items on top because this will damage the cages over time. 

Rearranging Your Unit?

Every so often we have a desire to switch things up in our home. Perhaps you bought a new chair, or want a bigger TV to watch the super bowl. Whatever it may be that sparks your interest to change up the feng shui, please remember a few quick things. When moving furniture, refrain from doing so early in the morning or late at night. Your neighbors above and below you will thank you dearly. Let the onsite office know of any large scale deliveries that require padding of the elevator. Finally, do not dump items out by the trash rooms. 

Clubhouse Update:

This week JJ&S construction came out and abated the clubhouse bathrooms. They have now cleaned out the bathrooms so that Certified Restoration can begin the drying process free of lead and asbestos. Clubhouse events and standing reservations may now continue. This does include Bridge Club and Yoga Club. 

Maintenance Update:

This week Pro-Tec took on several projects throughout the community. The heating and cooling systems in the guest suites were serviced, filters replaced, and new thermostats installed. All of the firehose cabinets in the West building were painted red to meet fire code. Mesh was welded on to the garage gate to prevent further break-ins by cutting the bars off the gate. Justin from Pro-Tec also worked with Pipe Trades to fix a leak found at the pool pump. 

Ficus Tree Removal:

As many have noticed, on Thursday, January 30th Landcare Logic removed one of the ficus trees in front of the West entrance. Ficus trees have deep root systems, and the one that is closest to the street was growing such extensive roots that the concrete started to buckle. In order to save the other trees in the area that are struggling for light, the tree had to be removed.

Friendly Neighbor Reminder: Recycling

Once again the association has received notice that the recycling bins picked up at Coral Tree Plaza contained contamination. This brought another charge to the association. I will be creating helpful signs to post above the recycling bins as a guide to homeowners when recycling. In the meantime, please review the following Do’s and Don’ts when recycling:

DO:

Do recycle all empty plastic bottles, cans, paper, and cardboard. 

Do keep foods and liquids out of recycling. 

Do keep plastic bags out of recycling. 

DON’T: 

Don’t bag your recyclables – plastic bags and film get tangled in the machinery. 

Don’t include food-soiled items – they can turn an entire load of recycling into trash. 

Don’t add sharp or dangerous materials like needles and electronics – they can cause injury to workers. 

Don’t toss in “tanglers” like rubber hoses and wires 0 they can shut down an entire recycling center. 

Don’t include bulky items like propane tanks or construction debris. 

Fire Alarm Testing: Wednesday, January 29th 

It is once again time for the semi-annual fire alarm testing at Coral Tree Plaza. As many residents know, this is a safety precaution that we undertake two times a year to ensure that the fire alarms are working and we are in compliance with the fire code. The testing will be on Wednesday, January 29th from 9 am to 5 pm. The West building will be tested in the morning and the East building will be tested in the afternoon. 

Clubhouse Flood:

As many residents saw from my email earlier this week, the clubhouse incurred water damage from a urinal stuck in the flushing position. This caused water damage to the walls in the bathrooms of the clubhouse. Rarefied Air tested the walls of the bathroom and the tile for asbestos and lead, these tests came back positive so there must be an abatement process on the bathroom. The work to open up and dry out the bathrooms will begin early next week. Until the bathrooms are fully functioning and they are cleaned of any hazardous materials, please limit clubhouse use. I am available by phone and email for anything you may need. 

Maintenance Update:

This week Justin our building engineer worked with Pro-Tec on a few different projects throughout the community. The fire hose cabinets on many floors were painted red. Grip tape strips were added to the stairs in the East and the West stairwells for safety. The damaged stucco on the cooling tower exhaust was removed, the concrete was leveled, and painted. Further repairs will be made to the exhaust towers in the future. 

Upcoming Repairs:

At the Board meeting on the 15th of January, the Board authorized various repairs throughout the property including replacing the damaged cast iron in the garage, replacing the motor for the garage gate, removing a ficus tree from the front of the building, and replacing the cooling system to the backup generator. As these repairs are coming up, I will notice the community about the scheduled work.

Weekly Update 1/17

Friendly Neighbor Reminder: Be a Considerate Smoker
When choosing to smoke at the property, please remember the rules at Coral Tree Plaza which you will find on page 23 of the Rules and Regulations “Smoking is strictly prohibited at Coral Tree Plaza except for the interior of a home and West of the Clubhouse. No smoking is allowed in common areas including guest rooms, gym, and pool & spa area. Smoking is not allowed on the ground of CTP as noted above.”
When smoking in the unit, please remember to keep doors and windows closed so that you are not blowing smoke into your neighbor’s units.

Bike Cage Registry:
After consideration, a bike cage registry will be created for those that are interested in keeping their bike in the bike cage. If you would like to access the bike cage, you must register your bike with management. One key fob in your possession will have bike cage access. This is to limit the amount of access into the bike cage except those who have a bike in the cage.
If you should choose to register your bike with management, please take a moment to review the bike cage storage policy found in the Rules and Regulations on page 13. These policies include adding an ID tag to your bicycle with name and unit number and maintaining all bikes in the bike cage in rideable condition.

Office Hours:
A wonderful aspect of having onsite management for Coral Tree Plaza is having a manager available to the association for any issues, comments, questions or concerns that arise during the day. At this time there are many big upcoming projects with the association, to be able to answer the emails from owners, take phone calls with vendors, and put together work with vendors, the onsite office will be closed Tuesdays and Thursdays from 3:00 pm – 5:00 pm. New office hours will be posted on the office door in the clubhouse, and the bulletin boards.

Fob Audit:
As many already know, the association is undergoing a fob audit. Please refer back to previous weekly emails for details about what must be turned in to the office. Please note that on Monday, February 3rd I will begin implementing the audit, meaning that if you have not turned in your fob numbers to me- they will be turned off. Again, all fob numbers not reported to me either in an email or on a paper turned in to my office, will be turned off.

Maintenance Update:
As many already know, we have new maintenance technicians that are completing work onsite. There are a few projects they have finished that are worth noting. Among other projects, this week Victor and Justin our current building engineers turned back on the exhaust fans on the roof as well as service the motors and belts. They also power washed, repainted, and added grip to the stairs leading down into the garage from the pool.
Additionally Victor and Justin worked with Pipe Trades to continue the cartridge and valve inspection in the B and C stacks. They worked with Pipe Trades to adjust the pressure regulator valves down in the garage which needed servicing.

Work in Units:
Many residents have come forward with misinformation and asked for clarification about David Rosales working onsite. To address these rumors, please note that David Rosales is not banned from Coral Tree Plaza property. Should any owner choose to contract him they may do so. Any work completed within units other than painting is to be done by a licensed contractor and they must provide proof of insurance.

Weekly Update 1/10/20

Friendly Neighbor Reminder: Above Ground Parking

The above-ground lot is a wonderful asset at Coral Tree Plaza. As a friendly reminder, please have any overnight guest’s park in the parking garage below. There are many parking spaces open and available to overnight guests. Guests and residents may not park in the above-ground lot overnight. Vehicles have recently been parked in the above-ground lot for as much as 4 days at a time. This is not fair to the rest of the association who must use the above-ground lot for day visitors. Please work with any guests you have onsite and remind them that if they are staying overnight, they are welcome to park down in the garage. 

Fob Audit:

As we start the new decade it is time to consolidate information and get our fobs in order! I will be going through the access system and eliminating any fobs that are not in use. This will cut down on any possible trespassers that come to the property.

For me to accurately disable any fobs, not in use, I will need the number of fobs each resident has in their possession and the numbers on the fobs. If you could please send me the following information either in an email or brought to the onsite office:

I will be deactivating fobs in February not turned in to me. So please continue collecting info and sending it to me!

Trash Haul:

Within the next few weeks, I will schedule a mass trash haul away for the association and residents. Waste Management will leave a dumpster at the property for a short term rental. This will be an opportunity for residents to throw away any unwanted trash. I will send out further details as the date gets closer. Spring cleaning is coming early this year!

Board Meeting:

On Wednesday, January 15th the Board of Directors will have an open session meeting beginning at 5:30 pm in the clubhouse.

Friendly Neighbor Reminder: Pool Temperature

In the past few weeks, the temperature outside has begun to cool down significantly. This has garnered a few requests from homeowners to management that the pool temperature is changed to be warmer or colder. As a friendly reminder, there are 126 units at Coral Tree Plaza and even more residents. While not every owner swims in the pool, it is important to find a temperature that is both safe and appealing to the residents of Coral Tree Plaza. I am currently striving to find the temperature that works for the majority of residents at the association. Please bear in mind that all walks of life live at Coral Tree, so some like it hot and some like it cold!

Water Temperature Fluctuation – Update:

I am happy to announce that starting next week I will be working with PipeTrades to inspect the D and E stacks of the West building. PipeTrades along with a few other plumbing companies have determined that the cause of the temperature fluctuation in everyone’s showers is due to crossover issues. Prior to the plumbing project, the pressure within the building was so great that the crossover was not noticeable. However, with the lowered pressure and splitting of the stacks, the crossover is now an issue. I will be contacting each stack individually as PipeTrades will be coming to inspect. Should you have further questions, please do not hesitate to reach out to me.

Above Ground Parking Lot Maintenance:

On Thursday, November 21st the above-ground parking lot is going to be power washed and then the lines will be repainted. This is because the lines have begun to fade and visitors are parking in-between spots. The best way to maximize space is to wash it and paint the lines back. David and I will be putting up signs on Wednesday reminding folks that the parking lot is blocked off for the morning maintenance. The lot will be opened back up once the paint is dry. If you have any visitors that day, please inform them that they are able to park down below in the parking garage visitor spots.

Board of Directors Meeting:

On Wednesday, November 20th the Board of Directors will be meeting in the clubhouse. Please note that the open session will begin at 3:30 pm in the afternoon. This is not the new meeting schedule. However, due to the holiday season and the schedules of the board, this is the time that they are available to meet and confer about association business prior to the end of the year. Beginning in January of 2020 the board will be setting a standard meeting time closer to the evening so the majority of the association can attend. Preceding the open session will be an executive session beginning at 2:30 pm

End of Year Party:

On December 7th at 6:00 pm in the clubhouse, the end of the year holiday party will be taking place. This is open for all residents of the association. The social committee will provide drinks and main dishes. The rest of the social gathering is a potluck, please consider bringing your best side dish!

Landscaping Improvements:

Beginning on Monday Landcare Logic will be onsite to start landscaping improvements next to the West building. Space is on the Northside of the building is going to begin a phased out upgrade. I would like to thank the Landscaping Committee for their efforts to work with Landcare Logic and their commitment to keeping our landscaping in beautiful shape at the association.
